No, and we invite you to stay afterwards and stroll the grounds independently to discover all of the many hidden gems we have in and around our community!
Walk-ins are welcome, however, if our leasing staff is currently touring a guest you would be welcome to wait in our spacious clubroom or our veranda overlooking our pool. Coffee and hot chocolate will be available.
During business hours we have a full time staff of over 20 people here to serve you. Off hours we have an on-call maintenance team for emergencies. We pride ourselves in our customer service.
Applying is quick and convenient! All applications are completed online, so you can get started anytime from the comfort of your home.

Applications are quickly processed through a third-party. Results vary depending on the details of your information submitted but generally it takes about 24 hours.
There is an application fee of $50; Service fee of $75; A $300 hold fee will come out on the card that was used for the application fee if the application is approved, which will apply toward the security deposit. Deposit is a half month to a full months rent depending on the screening analysis, along with a pro rated first months rent. Pet fees may apply as well. You will also want to reach out to Duke energy and insurance provider to set up your utilities/ renter's insurance. The leasing staff will be able to help you through this process. Those who need assistance with their deposit may reach out to an Ohio program called "Rhino". Our leasing staff is able to help you through this process as well.

You are encouraged to utilize our on-line Resident porthole to pay your rent, email the staff or place work orders. Here you will also find your important documents like your lease. There is also an "App" version of this porthole!

The only monthly costs, in addition to your rent, are utilities. We do not charge any extra recurring community or hidden fees.
Yes, you are required to retain renter's insurance for at least $300,000 liability either through your personal agency or through our "Master Policy - ResidentShield", for $29/month.
We provide trash services free to our residents.
Contact Duke Energy to place the elctric in your name. We utilize a copmpany called YESEnergy management so your water, sewage water, and gas is billed along side your rent through us for your convience.
We have a Alta Fiber Rep who we work closely with. Spectrum is also accepted.
Yes! We offer a referral bonus of $1000! This will be applied after the lease is signed and the resident moves in. Applicant will need to note your name on the application in order to take advantage of this benefit. If your name is not on their application we cannot award this benefit.
You are permitted to bring one guest per resident to use our amenities. You are responsible for your guests behavior and they must abide by the community rules and the rules of your signed lease.
We offer 6 thru 14 months for new move-ins. Generally, the more months you commit to the lower the monthly rent but there are exceptions to this rule.
If you were to transfer to another community you would need to submit another deposit to that community.
No, subletting apartments is not permitted.

Our pool, veranda, and cabana bar are typically open from Memorial Day through Labor Day. Availability may vary slightly depending on weather conditions.
Yes, our community offers a variety of parking options. Covered parking is available for both townhomes and apartments, and residents of our mini-rise buildings have access to an underground garage.

Pet Policy
Yes! We are pet friendly! Both dogs and cats are allowed with a maximum of two.
There is a Pet Deposit of $150; One-time fee of $150; Monthly Pet Rent $35/month per pet.
The following breed restrictions apply: Akita, Alaskan Malamute, Belgian Malinois, Bullmastiff, Chow, Dalmatian, Doberman Pinscher, Eskimo Spitz, German Shepherd, Giant Schnauzer, Great Dane, Husky, Pit Bull (Staffordshire Terrier) Presa Canario, Rottweiler, Saint Bernard, and Wolf. Any breed that is mixed with one of these breeds is also restricted.

Maintenance
Yes, we have a full time maintenance team and grounds team.
During business hours you are welcome to call your issue into the administration office or place your work order on-line through our resident porthole or App.
Our maintenance crew is fast, polite, and professional — with most requests handled within 24 hours.
No, with your expressed permission our maintenance personnel can usually perform the requested repair without you being present. Upon completion they will leave a door-hanger on your door to give you details about their visit.
We have a Courtesy Guard and an on-call maintenance person for such emergencies.
You will need to obtain permission from your Property Manager for any decoration changes you'd like to make to your apartment. If permission is granted you would need to restore the apartment to it's original state upon move out.
